What we do

One crew for every floor you walk.

From a single accent floor to a full exterior refinish, prep, finish and protect, all under one roof. Every service below carries the same quality promise.

Choosing right

Which floor is your floor?

Floors are chosen by the sample and won by the prep. Here is the honest version of both halves.

Hardwood

Solid or engineered, both real.

Solid
Sands 2–3 times, generations of life
Engineered
Real wood face, stabler over concrete and basements

Engineered isn’t “fake wood”, below grade or over slab it’s the smarter wood. The honest answer depends on your subfloor, not the showroom.

Luxury vinyl

Waterproof, kid-proof, mostly.

Upkeep
Sweep and mop, that’s all
The number
Wear layer in mil, 12 entry, 20+ serious

“Waterproof” means the plank, not the floor: water still finds seams and walls. And it’s colder and harder underfoot than the photo suggests.

Laminate

The look for less.

Upkeep
Dry care, quick wipe-ups
Life
15–25 years, AC rating dependent

Modern laminate fools guests, standing water still ruins it. Kitchens yes with habits, laundry rooms think twice.

The subfloor

Where floors are actually won.

Truth
Every hump and dip telegraphs through thin flooring
Must
Checked, leveled, moisture-tested over concrete

The prep line is the quote’s most important line, and the one cheap quotes leave out, then bill you for mid-job. Get leveling priced up front.

Solid hardwood already down and just tired? Refinishing costs a fraction of replacement, the cheapest new floor is often the one you already own.

Straight pricing

One number. In writing. It doesn’t move.

No hourly meter, no surprise line items, no “while we’re at it”. You approve one clear quote before the first board is cut, so you know the cost up front.

Signed & guaranteed

The number lands in writing with a one-year workmanship warranty. If it isn’t right, we make it right.

The breakdown

What moves the number.

No mystery math. Four things decide what a floor costs, and we walk every one with you before the quote lands.

Subfloor & conditionLeveling, moisture and pulling up the old floor take the time, the new boards take the credit. Honest subfloor prep is most of the price.
Material & wearSpecies, plank width and wear layer set the number as much as the room. Solid hardwood, LVP and porcelain each price differently.
Layout & detailStairs, borders, herringbone and clean transitions between rooms are hand work, and worth it.
Access & timingFurniture and appliances to move, upstairs carries, and how flexible the schedule is. A hard deadline can be met, priced plainly.

Whatever the mix, you get one clear quote, in writing, before any work starts.

What a serious flooring quote includes, ours or anyone’s:
  • Material, line and wear layer or thickness, named
  • Subfloor prep: checked, and leveling priced per area
  • Moisture test over concrete, stated
  • Transitions, trim and quarter-round, in or out
  • Furniture moving and old-floor disposal, stated
  • Acclimation days for wood, in the schedule
“We found the subfloor needs work” halfway through is the trade’s classic surprise. Priced up front, it can’t be one.

Recent jobs

Real work, in plain numbers.

Three jobs from the past few months, what they were, where, and how long they actually took.

LVP through main floor
Woodstock·2 days

Waterproof click-lock LVP over a moisture-tested slab, roughly 900 sq ft. Door jambs undercut, thresholds tied clean into the tile, and every seam checked flat before the trim went back.

White oak herringbone
Laurelhurst·4 days

Rift-and-quartered white oak set in a 45-degree herringbone, racked dry first to size the border. Glued and blind-nailed off a centered spine, then three coats of water-based finish, walk-on each evening.

Water-damaged board repair
Sellwood·1 day

Pulled six cupped red oak boards under a fridge leak and wove in new stock, staggering the joints so no seam lines up. Feathered the sanding into the old field and spot-stained to blend, no patch outline left.

Where we work

Proudly serving the Portland metro

A lot of our work comes from a neighbor who watched us finish the house next door. If you're in the metro, we're just around the corner.

Humidity swings here move wood floors all year — the reason acclimation days and correct expansion gaps aren’t formalities, they’re the difference between flat floors and spring surprises.

How it goes

From first call to done.

No mystery in the middle. This is the path the job actually takes, start to finish.

01
The in-home walkthroughday 1

We come out, measure every room, check the subfloor for moisture and level, and talk through your material options in person. You are never quoted a hardwood job over the phone.

02
Quote lands in writingwithin 48 hours

You get an itemized, clear quote by email: material, square footage, prep, and labor all broken out with no surprise line items. The number we write is the quote we give you.

03
Material order and acclimation1-2 weeks out

Once you sign off, we order your planks and deliver them to the house to acclimate to your indoor humidity for several days. This is the step that keeps hardwood from cupping or gapping a year later.

04
Install weekday of the job

Our own crew shows up on the scheduled morning, protects your furniture and walls, tears out the old floor, preps the subfloor, and lays the new floor tight. On bigger jobs we tell you up front which rooms are done which day.

05
Final walkthrough and warrantybefore we leave

We walk every room with you, vacuum and haul away all debris and offcuts, and address anything you point out before the crew packs up. You get the written workmanship warranty and the manufacturer paperwork in your hand that day.

Before you hire anyone

Five questions for every flooring crew.

Including us. Floor samples all look great in the hand. These five questions are about everything the sample can’t show.

01What happens to my subfloor before anything goes down?

Checked, leveled, moisture-tested, with leveling priced per area up front. Mid-job subfloor “discoveries” are the trade’s oldest surprise bill.

02For vinyl: what’s the wear layer, in mil?

It’s the number that decides how the floor looks in year five. If the quote says “luxury” but not the mil, ask again.

03Does the wood get acclimation time in my house?

Wood needs days in the room before install. A crew that delivers and installs same-day is installing tomorrow’s gaps.

04Who moves furniture, and where does the old floor go?

Both cost effort, both belong in the quote. “We’ll figure it out” means you’ll figure it out.

05Are transitions and trim in this price?

Thresholds, quarter-round, stair nosing, the small parts that finish a floor and quietly pad an invoice. In or out, on paper.

Bring this list to the estimate. We’ll answer all five before you ask.

Good to know

Questions, answered

Getting started
Do you charge for estimates?+
No. Written estimates for hardwood, LVP, tile and commercial floors are always free, we visit, measure, talk through colors and finishes, and email you a clear, itemized quote with no obligation.
How soon can you start?+
Most estimates go out within a day, and typical projects are scheduled within one to two weeks. For urgent refinishing jobs, before a move, a sale or an event, just tell us the date and we'll do our best to fit you in.
What does “free estimates” mean?+
Before any work begins, we give you one clear quote to approve, prep, materials and labor included. No hourly meter, no surprise add-ons at the end. You always decide before we start.
What should I do before install week?+
Clear small items and breakables, we move the furniture. For refinishing, plan pets and family around the finish windows we map out with you day by day.
How do you price a floor?+
Square footage, material, prep and trim, one clear quote in writing after the free floor visit. Leveling surprises are priced per bag up front, not invented later.
What happens during the free floor visit?+
We measure, read moisture in subfloor and slab, check flatness with a straightedge, and talk through how you live on your floors. Fifteen minutes, then a flat quote.
Floors, materials & the studio
How long does hardwood take?+
Acclimation runs a week before we start, install itself is usually two to four days, refinishing three to five with walk-on each evening. The calendar lands in writing.
What brands and materials do you install?+
Mill-direct hardwood, name-brand LVP with real wear layers, porcelain from lines we trust, and any material you have already fallen for, quoted honestly.
Can you match my existing floors?+
Usually, species, width and stain get sampled on real boards in your light until the new work disappears into the old.
Do you move furniture and appliances?+
Yes, both directions, included in the number. Pianos and aquariums get a heads-up conversation first.
Can you install over my existing floor?+
Sometimes, LVP over sound tile, yes, floating over carpet, never. The straightedge and moisture meter decide, not wishful thinking.
Which floor fits my home?+
Tap through the Floor Studio above, oak, walnut, herringbone, stone, and the whole page takes each tone. Bring your favorite to the floor visit.
Dust, durability & guarantee
Why do some new floors gap or cup within a year?+
Skipped acclimation and moisture never measured, wood laid wet or dry always moves to spite you. Our meters and the boring week prevent exactly that.
How soon can we walk on it?+
Same evening for most finishes, socks-only for a day, furniture with felt pads after three, rugs after two weeks. The cure card on your counter spells it out.
Is dust really contained during sanding?+
Yes, every sander runs into containment, and we seal doorways besides. You will find less dust than a normal weekend leaves.
Do you haul away the old flooring?+
Same day it comes up, hauled and recycled where the material allows, staples and tack strips included.
Is the Care Plan worth it?+
For most homes, yes: an annual inspection, free scuff and touch-up visits, priority scheduling, and 15% off future projects typically pay for the membership the first time you use it, and keep every finish looking new.
